A resale purchase is a transfer, not a booking — the diligence is different. Here is what to ask for, in the order it matters.

Buying resale is not the same transaction as buying from a developer. You are stepping into an existing owner's position, which means the diligence is about the chain of ownership rather than about construction milestones. The good news is that it is a well-worn path, and almost every question has a document that answers it.
Ask for the original allotment letter, the builder–buyer agreement, and the conveyance or sale deed if the unit has already been conveyed. If the flat has changed hands before, you want every link in that chain, not just the current owner's paperwork. A gap anywhere is worth resolving before money moves.
The Corridors is registered in two phases with the Haryana authority — H-RERA 378 of 2017 and H-RERA 377 of 2017, both dated 07.12.2017. Those numbers are printed on this site, but do not take our word for it: look them up on the H-RERA portal directly. Independent verification takes two minutes and is the single cheapest piece of diligence available to you.
Outstanding maintenance, electricity and water charges follow the flat, not the seller. Request a no-dues certificate from the maintenance agency, and check whether any special assessment has been levied and not yet collected. The same applies to property tax.
Most projects levy a transfer charge, and the maintenance agency will have its own process for updating records and handing over access cards, parking allocation and club membership. Establish who is paying what before you agree a price — it is a small number that sours a deal when it appears late.
Floor, facing and the view from the balcony are worth more than a brochure can convey, and they vary enormously between units in the same tower. Two flats with the same layout can be very different homes. Visit at the time of day you would normally be at home.
